Have you tried to buy an investment property, but could not get pre approved for the amount needed? Have you been trying to buy property but can’t make a deal work in this market? With interest rates being as high as they are, this has driven many people to explore the world of seller financing. There are many different types of seller financing and they can usually lead to both happy buyers and happy sellers.

This month we are joined by some rockstars who are buying lots of properties using seller financing methods. I am happy to announce that Tyler Brickle, Tyler Santos, and John Anderson of Realty WRX will be presenting how they are currently buying properties using these methods!

Tyler Brickle is a 31 year old Realtor and Real Estate Investor. With a proven track record of buying 30 units in 6 months with almost no money out of pocket, Tyler is a knowledgeable and experienced real estate professional.

Tyler Santos is a real estate agent and investor with a passion for helping clients navigate the ever-changing real estate landscape. Born and raised on the beautiful Nantucket Island in Massachusetts, Tyler moved to Minnesota in 2019 with his wife and 7-year-old twins. Tyler quickly made a name for himself as a go-to real estate expert in the area.

Tyler discovered his love for real estate through websites like Bigger Pockets and by reading extensively on the subject. He believes that staying up-to-date on the latest trends and innovations in the industry is key to providing his clients with top-notch service. Tyler loves creative finance because it allows him to offer a multitude of solutions to sellers.

John Anderson is a real estate investor and broker with a career spanning over a decade. He got his start in 2012 in Fargo, North Dakota, wholesaling and buying houses using creative financing techniques. Since then, he has completed hundreds of real estate transactions throughout his career.

Along with real estate investing, John is also the broker/owner of Realty WRX, leveraging his expertise to help clients make informed decisions about buying and selling properties. Originally from Cambridge, Minnesota, John attended Concordia College in Moorhead where he graduated with a degree in Social Studies Education and played football. While teaching in West Fargo, he began educating himself on real estate, eventually leading him to pursue a career in the industry.

A fun fact about John is that the first rental property he owned was purchased "subject to" where he wrote the deed and closed on the deal himself. This experience gave him a firsthand understanding of the challenges and rewards of buying and selling properties and helped shape his approach to real estate investing. Today, John is a skilled and knowledgeable professional with the ability to put creative win-win deals together and has a passion for helping people make smart decisions when it comes to real estate.

As many of you know figuring out the lending side of real estate investing can be the toughest and most complicated part. Today more than ever financing can be very complicated and expensive. Whether you are looking to buy a personal home or investment property, understanding what loan products are available and the cost of those loans is important.

For this great panel we are going to have local hard money lender, Sean Blomquist, with Pine Financial talk about the loans they offer and common mistakes investors make using hard money.

Sean will be joined by Howard Bailey with edge home finance. Howard is a mortgage broker which means he can shop loan products and interest rates. This is important as it means they can often find you the cheapest rate and the best loan product for what you are looking for.

Our third lender is George Pegg. He operates a Minnesota mortgage branch at Cross Country Mortgage and they also have branch locations in IL, NC and FL. Since they lend in all 50 states they frequently work with investors purchasing all over the country. His team member Stephani is a 20+ year underwriting expert and is one of the country's foremost loan structuring experts and his team is very well versed in investing and investment loan products. Some of the financing products they have available for investors are:

  • Bank statement loans

  • DSCR- unlimited # of financed properties

  • Reduced documentation

  • Fix and flip investment products

  • Renovation loans

  • ITIN loans for borrowers with no SS#
